The Application Process

Tenancy Application

To apply for any of the properties available for rent through our office, you will need to fill out one of our tenancy application forms. You can fill out an tenancy application form by clicking the Apply for this Property button on the listing on this website, or fill in a hard copy at our office. We are located at 32 Church Street in Timaru.

A separate application is required for all proposed occupants of the property aged 18 years or older. This includes adult children, spouses and partners.

To maximise your chances of renting a property through our office, read what is required on the application form, and fill it out correctly. Leave no gaps in the form – if you have questions or are unsure, contact the office rather than leaving blank spaces.

Photo ID is required with all applications so that we can verify your identify (a birth certificate is also acceptable).

Viewings

Ray White Timaru utilises the Viewing Tracker system to ensure that we keep track of all rental enquiries, viewings and viewing attendees. To view a property, you must book in for a viewing. You can do this at the bottom of the ad for the property on our website, or by going to raywhitetimaru.viewingtracker.com.

Processing Applications

Applications to rent a property are processed as they are received. Reference checks and internet checks are completed, with the final stage being a credit check. Filling in the form correctly and providing useful contact details for references will help us process your application faster. Any delay in getting hold of a reference will delay the processing of your application, so please let your references know that we may be in touch with them.

Sometimes we receive a large number of applications, in which case it takes longer to process them.

Final Decision

Once we have finished processing at least one application and found a suitable candidate, the owner of the property generally makes the final decision on which application is successful. Those that put in unsuccessful applications are informed in due course (assuming their application is filled in correctly, with useful contact details.) The successful applicant is contacted, and a tenancy agreement is signed. Please note that we will not provide a reason for an unsuccessful application under any circumstances.
